Trotter · De Foe Architects, LLC has been providing architectural services since its founding in 1985. The firm has been involved in designing a variety of types of construction projects including hospitality, commercial, and residential.  We have a strong repeat client base because of our ability to provide effective services and successful projects.

Trotter · De Foe Architects is experienced in all aspects of project development including project feasibility & pre-design, site and building design, construction documentation, bidding and negotiation, and construction administration. We are also able to present our designs in a number of manners to suite our clients needs from hand drawn watercolor renderings to computer generated 3-D models. We use computer aided drafting technology for our construction documents. We have developed long term relationships with civil, structural, electrical, mechanical, landscape, and signage consultants and can provide these services as necessary for each project.

Services

PRE-DESIGN & PROGRAMMING

Almost all clients require consultation prior to starting the design of a project. Programming is the process of identifying the client’s space and functional needs. Once established, the program can be evaluated against the parameters imposed on the project, such as schedule, budget, and the project site. Such pre-design evaluations may include site feasibility studies, zoning & building code review, master planning, and preliminary cost estimating. The outcome of the pre-design & programming phase is a detailed outline of the scope of work to be developed, and a clear understanding of the limitations that will affect the design process.

DESIGN

Once the scope of work is established, the architect can develop the project design in several ways. Documents are prepared during the evolution of the design for the client’s review and approval. In addition to sketches and more detailed drawings, we typically utilize SketchUp software to develop a three-dimensional computer model. Since the model can be viewed in true perspective and from any angle, the client can be fully engaged in the development of the proposed design. Color images from the model are often used for presentation and marketing purposes.

CONSTRUCTION DOCUMENTS

Once the project design has been approved by the client, the next step is development of construction drawings and specifications. These documents establish in detail the requirements for construction of the project. The architect will coordinate with various engineering consultants to design and document the means for constructing all components of the project, including site, structure, mechanical, plumbing and electrical systems. Once complete and sealed, the documents may be utilized for pricing, permitting and construction.

BIDDING AND NEGOTIATION

If the client desires for the construction contract to be competitively bid, then the architect can assist in organizing the bidding process. These services typically include conducting a pre-bid meeting at the site, responding to contractor questions during the bid period, and assisting the client with analyzing the received bids. The architect can also assist with contractor negotiation and preparation of the construction contract.

CONSTRUCTION

Construction observation and administration services can be provided by the architect. These may include response to contractor requests for information, making site visits to monitor compliance with the construction documents, review and certification of contractor applications for payment, and inspections relating to completion and close-out of the project.
